Buying a home in our affordable housing scheme

We work with housing developers to provide affordable housing on new housing developments. These homes are for sale to local eligible households at a lower price than their open market value.

The buyer owns the home outright. No other party retains a share of the equity. The initial price and each resale is subject to the same percentage discount.

The Eden area provides discounted sale properties. The South Lakeland area provides low cost properties. Both are in our affordable housing scheme.

Eligibility

Affordable homes are for sale to eligible households for the discounted price. The three main eligibility criteria are below.

Affordable housing need

The applying household must show, in financial terms, that they need the discount in order to afford the property. To decide this, we look at a household’s circumstances, income, savings, wages and potential mortgage.

Have a local connection to a particular parish or neighbouring parish

The local connection criteria will vary depending on the location of the property. For a full explanation of local connection we would need to refer to a legal document called a Section 106 Agreement. Each affordable home has its own agreement. 

Only property of the purchaser

The property must be the only home of the purchaser. It cannot be used as a 'buy to let', second home, holiday let or Airbnb.

If you currently own the property you live in, you are not excluded from the scheme and can join the waiting list. However, you must show evidence to us that you have sold your property (subject to contract) before applying.

You must be on the waiting list before you can buy a property in one of the schemes.

We will send you confirmation of your acceptance onto the waiting list within 10 working days of receiving the registration form.

The waiting list sends out alerts when new properties are available.

Discounted Sale/Low Cost properties available to buy

Discounted Sale properties are affordable homes in the Eden area. Low Cost properties are affordable homes in the South Lakes area.

Price caps

Eden

Price cap from 1 January 2026

From 1 January 2026, the Discounted Sale Price Cap will be £180,482 (60% of the average (mean) property price for the Eden area).

South Lakeland
