Before you request advice
We do not offer a duty planner, drop-in or telephone advice service.
You should check our guidance first. Many questions can be answered online.
Start by:
- checking if you need planning permission
- reading guidance for your type of development
- reviewing local constraints such as conservation areas or listed buildings
What pre-application advice can help with
Pre-application advice can help you:
- understand what permission or consent you may need
- identify relevant planning policies
- highlight potential issues before you apply
Pre-application advice is optional and there is a fee.
Request pre-application advice
If you still need help after checking our guidance, you can request advice from the council.
Check our guidance on pre-application advice, including how to apply and fees
Pre-application advice cannot guarantee that planning permission will be granted.
If you need formal confirmation that planning permission is not required, you should apply for a lawful development certificate instead.
Independent planning advice
You can also get advice from an independent professional or organisation.
This may be helpful if you want additional support before submitting your application.
Planning Aid England
Planning Aid England provides free, independent and impartial planning advice for individuals and community groups (eligibility and availability may vary).
Check out online advice service on Planning Aid England
Planning professionals
You can use the Planning Portal directory to find a planning professional
Independent advice does not influence the council’s planning decision.
When to request pre-application advice
You should consider requesting pre-application advice if:
- your proposal is complex
- your site has constraints (for example, conservation area or listed building)
- you want feedback before submitting a formal application
- you want to reduce the risk of delays or refusal
